For default in the payment of debt secured by a deed of trust executed by Shirley J Gunnett, dated June 2, 2017, and recorded on June 7, 2017, Document No. 2017R-04978 in the Office of the Recorder of Deeds, St. Francois County, Missouri, the undersigned Successor Trustee will on December 3, 2018, at 11:30 AM, at the South Front Door of the St. Francois County Courthouse, Farmington, Missouri, sell at public vendue to the highest bidder for cash:
A tract of land in Lot 1 of the Northwest Quarter of Section 2, Township 36 North, Range 4 East, being more particularly described as follows: Beginning at an iron rod located 470.44 feet North of and 1174.00 feet East of the Northwest corner of the Southwest Quarter of said Section 2, said iron rod also being at the most Southerly corner of a 4.764 acre tract of land conveyed by Bonne Terre Farming and Cattle Company to Oliver C. Hulsey and Helen L. Hulsey, his wife, by Special Warranty Deed dated the 18th day of December, 1968, said iron rod also being on the Northerly right-of-way line of old Missouri State Highway No. 8; thence South 49 degrees 36 1/2' West, along said Northerly right-of-way line, a distance of 325.00 feet to an iron rod; thence departing from said Northerly right-of-way line North 36 degrees 45' West 812.91 feet to an iron rod on the South right-of-way line of New Missouri State
Highway No. 8; thence North 71 degrees 44 1/2' East, along said South right-of-way line, a distance of 300.00 feet to an iron rod in the Southwest line of a 10.292 acre tract of land conveyed by Bonne Terre Farming and Cattle Company to Oliver C Hulsey and Helen L. Hulsey, his wife, by Special Warranty Deed dated the 4th day of January 1968; thence South 39 degrees 59 1/2' East along said Southwest line of said 10.292 acre tract, a distance of 345.28 feet to an iron rod at the most Southerly comer thereof, said corner also being the most Westerly corner of the above mentioned 4.764 acre tract of land conveyed to Oliver C. Hulsey and Helen L. Hulsey, his wife; thence South 40 degrees 03 1/2' East, along the Southwest line of said 4.764 acre tract, a distance of 352.98 feet to the point of beginning., commonly known as 1669 Old Highway 8, Park Hills, MO, 63601
subject to all prior easements, restrictions, reservations, covenants and encumbrances now of record, if any, to satisfy the debt and costs.
